Launceston Villa Access Statement

Introduction
Launceston Villa Bed and Breakfast is located on the A171 a major road in Whitby. The property was built in 1902 and whilst we aim to meet the needs of all our guests there are some period features that may make access difficult for people with limited mobility. Our guest rooms are situated on the first and second floors, all rooms have ensuite facilities. Due to the roof eaves the rooms on the second floor have some sloping ceilings. As all our guest rooms are at first and second floor level they are not suitable for wheelchair users. Pre-Arrival
Whitby is built on the mouth of an estuary, there are many hills in the town, some as steep as 1 in 3. We are located on Prospect Hill which extends from the Mayfield Road down towards the main town. We have timed the walk down to town in about 8 minutes, some may take longer to walk back. The piers and beach at Battery Parade are a further 10 minute walk on generally level ground. The nearest shops, cafés and pubs are within easy, but not level, walking distance in the direction of Flowergate and Baxtergate. The nearest bus stops are on Prospect Hill and the towns main bus station is around 10 minutes walk. Buses run to Scarborough, Middlesborough and the surrounding area. The nearest railway station is next door to the bus station. There are limited services from this station along the Esk Valley line to Middlesborough and the North Yorkshire Moors Railway also runs seasonal services from here to Pickering. We have copies of the public service timetables for our guests use. There are several local taxi companies and taxis can usually be found around the harbourside, we can provide taxi phone numbers.

Arrival and Car Parking
Arrival and departure times can be found on our website under terms and conditions and directions are published on the appropriate page. Our car park is to the rear of our home, turn off the A171 onto the side road signposted Whitby Community College, then immediately right and into our car park. We have a car parking space for each room, all spaces are clearly marked by alternate coloured block paving stones. The car park is level and block paved. Guests park on our drive entirely at their own risk.

Access to Property
If guests arrive by car and have parked in our car park to the rear of our home the rear (White) door faces onto the car park. The back door is usually closed therefore please ring the bell on your arrival. For arrivals and departures access is via the back door to make handling of luggage easier, we can offer assistance with luggage if required. The car park is level but there are two steps up to our back door. There is a side path from our car park (to the right of the back door) leading to the front door. The front door is usually closed therefore please ring the bell on your arrival. Access from the pavement to our front door is up two steps onto our path and a further two steps into the house. During your stay you will be provided with a key for the front door. The path to the front consists of alternate coloured tiles.

Guest Accommodation – Public Areas
The front and back doors lead into our main hallway, this is carpeted and the dining room leads off this, as do the main stairs to the other floors. The dining room is carpeted and has individual tables for our guests. Breakfast is served from 8.30 to 9.00am. All our rooms are centrally heated, with individual thermostats on radiators to control temperature. We do not have a guest sitting room and all toilets are located in the en-suite guest bedrooms. There is a staircase rising to the first floor, with a wooden banister on one side consisting of 13 stairs, then a small landing involving a 180 degrees turn and a further 3 stairs to the first floor. A further staircase leads to the second floor consisting of a further 13 stairs, again with a hand rail on one side and pivoting through 180 degrees to the second floor landing. All the stairs are carpeted. A selection of dvd’s and reading material is available on the first floor landing.

Bedrooms
All our bedrooms are carpeted throughout. The double rooms have a standard 4 foot 6 inch wide double bed with head and foot board, the twin room has two three foot wide single beds. There is a wardrobe with drawers and bedside cabinets in each room; all rooms have mirrors and bedside lights and a chair. Each bedroom has a standard en-suite, with power shower, hand basin and toilet, they all have cushion flooring. There are no grab rails in the en-suites, the step into the shower tray is 20 cm (first floor) and 12 cm (second floor). All showers have curtains not doors, we have found doors can restrict the effective area whilst in the shower. On the first floor we have two standard doubles, which face the front of the house. On the second floor we have a twin room, which faces the front of the house, also a larger double room, with a small window to the front and a velux window in the roof to the back. The second floor bedrooms are of a good size with plenty of character provided by the eaves and sloping ceilings. We only let three rooms at any one time. We have prepared a guest information folder in each bedroom which contains a variety of further information, additional details about our home, the area and suggestions on where to eat are some of the topics covered. There are details on emergency contacts including the local hospitals and doctors.

Additional Information
Written evacuation procedures are provided in each room. An automated fire system covers the house, there are smoke detectors in all rooms and passageways, call points and fire extinguishers are situated on each landing and the hallway. In the event of a fire the fire alarm would be sounded, emergency lighting is situated in the hallway and on all landings to facilitate escape. The building can be evacuated by the front door. Menus and guest information can be provided in large print if required. We regret we do not have facilities to prepare documents in Braille.
